Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, COT002 A290 Rev D, COT001 A214 Rev D, COT002_A410.01 Rev F, COT002_A411.01 Rev F, COT002_A412.01 Rev F, COT002_A413.01 Rev F, COT001 A610 Rev B, COT001 A611 Rev B, COT001 A612 Rev C, COT001 A613 Rev B, COT002_A415 Rev H, COT002_A614.01 Rev E, COT002_A615.01 Rev D, COT002_A414 Rev G, COT002_A212 Rev C, S.01.G, COT002 A110 Rev C, COT001 A211 Rev G, P19-2236_01A, AS.02 Rev A, EL.S.01, 003, S.01.1, COT002 A111 Rev C and 002, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building. In respect of new walls to the courtyard, masonry from the demolished wall shall be reused in the construction of the new wall, and that any shortfall will be carried out in new or reclaimed materials to match, unless otherwise previously agree in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2, ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.

The development hereby approved shall be carried out in accordance with the measures identified within the Plant Noise Impact Assessment Report (Document reference: 88839/ Revision 6 dated 4 October 2019 and revised 1 September 2021) prepared by Mr A Meakins, AMIOA of Noise Solutions Ltd submitted under application P21/S2561/FUL. Reason: To protect the occupants of nearby residential properties and/or businesses from noise and odour disturbance in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be carried out in accordance with the extract and ventilation systems details to be built to the specification shown in the report written by Chapman Ventilation Limited and supplementary drawings 010-102-10, 010-102-ES and maintained in accordance with the approved details. Reason: To protect the occupants of nearby residential properties and/or businesses from noise and odour disturbance in accordance with Policy ENV12 of the South Oxfordshire Local Plan 2035.
