The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P22/S1616/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2019.09.PL.114.A, 2019.09.PL.113.A, 2019.09.PL.115.A, 2019.09.PL.112.A, 2019.09.PL.100, 2019.09.PL.101, 2019.09.PL.111, 2019.09.PL.104, 2019.09.PL.105, 2019.09.PL.103 and 2019.09.PL.102, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, DES1, DES2, ENV1 and ENV6 of the South Oxfordshire Local Plan 2035.

The rooflights hereby approved shall be set flush within the plane of the roof in which they are to be inserted. Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, DES1, DES2, ENV1 and ENV6 of the South Oxfordshire Local Plan 2035.

Prior to the construction of the development hereby approved above slab level, details of the specification of the glass coating of the external glazing to prevent illumination and light spill to a maximum visible light transmission of 70%, shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the approved glazing shall be implemented and retained in accordance with the approved details. Reason: To protect the appearance of the area, the environment and wildlife from light pollution in accordance with Policies STRAT1, DES1, DES2, ENV1, ENV2, ENV3 and ENV12 of the South Oxfordshire Local Plan 2035.

The existing hedges within 10 metres of the development hereby approved shall be protected whilst development operations are in progress. The protection fences shall be implemented prior to the commencement of the work and kept in place during the entire course of implementing the development. Reason: To safeguard hedges which are visually important in accordance with Policies STRAT1, DES1, DES2, ENV1 and ENV6 of the South Oxfordshire Local Plan 2035.
