The proposed development, due to the position of the parking and turning areas, would result in further incursion into the root protection area of a protected lime tree resulting in avoidable damage to the tree. The tree makes an important contribution to the character and appearance of the site. Furthermore, the siting of the proposed parking area may result in future pressure from the occupiers of the development for the lime tree to be pruned or felled. As such the proposal fails to accord with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035, Policies D1, H3, D1b and ENV2a of the Sonning Common Neighbourhood Plan, guidance contained within the South Oxfordshire Design Guide 2016 and the National Planning Policy Framework.
