Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2 and 1, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

The external materials to be used for the windows and doors hereby permitted shall match the materials used on the host building. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

That the joinery details to be used of the development hereby approved should be to match the existing character of the property. Internally, all areas of making good around the fireplaces should be appropriate to the historic fabric of the building. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
