Prior to first occupation, all carbon reduction energy efficiency measures shall be implemented in accordance with the Sustainability and Energy Statement dated 10 November 2021 hereby approved and a Verification Report shall be submitted to the Local Planning Authority and approved in writing. The Verification Report shall demonstrate (with photographic evidence) that the energy efficiency measures have been implemented. These measures shall be retained and maintained as such thereafter in accordance with the Sustainability and Energy Statement, and Verification Report.

Prior to the commencement of development above slab level, a biodiversity enhancement plan (BEP) shall be submitted to and approved in writing by the Local Planning Authority. The BEP shall be in accordance with the recommendations made in section 6.2 of the supporting Ecological Appraisal (Aspect Ecology, 25/08/2021, Ref: 4589 EcoAp vf /KK/DS) and include as a minimum 7 integrated bat boxes/tubes and 7 bird boxes on dwellings, with the position of features shown clearly on plan.
Thereafter, the development shall be implemented in accordance with the approved BEP and all biodiversity enhancement features delivered prior to final occupation and retained as approved.

The tree protection measures set out in Arboricultural Method Statement (Revision C - 16.11.2021) and Tree Protection Plan (dwg no: SH23238-03C) shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
