Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, A01, A02, 0589 - A04A, 0589 - A03A, 0589 - A06A and 0589 - A05A, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Prior to demolition of the concrete floor slab an external trial pit investigation shall be undertaken, and construction details of the replacement floor submitted to and approved in writing by the Local Planning Authority. The construction shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
Prior to the removal of the bow window details of its replacement shall be submitted to and approved in writing by the Local Planning Authority. The works shall be built using only the approved details.

Prior to the commencement of works, a sample of the zinc to be used for the extension shall be submitted to and approved in writing by the Local Planning Authority. The works shall be built using only the approved materials.
