Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than 17 August 2023.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, S3403/02, S3403/12B, S3403/01, S3403/11B and S3403/001A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The proposed window on the first floor of the east elevation (labelled on the plan as west elevation) of the development hereby permitted shall be an obscure glazed and fixed shut non-opening window where it falls below 1.7 metres above the floor level of the en-suite.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
The tree protection details shown within the Arboricultural Report (Report Date 29 July 2020) and on the Arboricultural Survey and Tree Protection Plan within that report submitted with application P20/S1418/HH, shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
