Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 22-8 Rev P2, 30-3 Rev P2, 30-20 Rev P1, 22-7 Rev P2, 30-2 Rev P2 and 20-1 Rev P2, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the repair works to the external walls and roof hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: In the interests of the visual appearance of the works and to ensure the works respect and do not diminish the special historical and architectural qualities of the building in accordance with policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works set out below, the following details will be submitted to and approved in writing by the Local Planning Authority: 1) Details of the proposed insulation to the walls and roof, including cross sections. 2) Details of the lime mortar specification for all works to the original structure. Reason: In the interests of the visual appearance of the works and to ensure the works respect and do not diminish the special historical and architectural qualities of the building in accordance with policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

The flue herby permitted should be painted black or dark grey unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the works in accordance with policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
