Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved elevation, floor and window detail plans, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Full specification and schedule of works in respect of the new openings between the kitchen and reception room shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policies ENV6 and ENV7 of the Local Plan.

Samples of the air bricks and soffit vents to be used to ventilate the cold roof shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and the character and appearance of the conservation area in accordance with policies ENV6 and ENV7 of the Local Plan.
