Description
General improvements to the hotel courtyard to include the following: 1. The repair and render of the west elevation of the Red Lion Stables with a traditional three coat lime render. This is to stabilise and improve the appearance of this elevation which is in considerable disrepair. It will also involve the removal of redundant surface wiring and plumbing where possible. 2. General landscaping to the courtyard which will involve upgrading and improvement of existing raised planters, the planting of small decorative trees, and the provision of a potager or kitchen garden by means of several small raised beds. It will also include the repair of the existing courtyard surface and repaving of the existing external dining area outside what will be the Clipper Restaurant. 3. The construction of a timber pergola and covered walkway. These freestanding structures are not tied back to any of the listed building.

Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0101 TRH 00 402_B, 0101 TRH 00 400_D, 0101 TRH 09 100_D, 0101 TRH 03 100_A and 0101 TRH 03 101_B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The proposed render specification as contained within the supporting letter dated 14th June 2021 by Saint-Astier should be implemented unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
