Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 19 SMBI SL01, 20 SMBI EE03, 20 SMBI PE05 Rev C, 20 SMBI SP01, 20 SMBI SP02 Rev B, 20 SMBI PE04 Rev D, 20 SMBI EE02, 19 SMBI EE01 Rev A and 20 SMBI PE03 Rev F, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The materials to be used in the construction and finishes of the works hereby permitted shall be those set out in the submitted Design and Access Statement and as shown on the approved plans unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and to secure the proper planning of the historic environment in accordance with policies ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.

The repairs / works / replacement of all windows and external doors shall be carried out in accordance the approved plans and the submitted detailed specification of the type, design and external finish and glazing set out in the submitted Design and Access Statement. Thereafter the works shall be carried out in accordance with the approved details. Reason: To ensure the character and features of special architectural or historic interest of the listed building are not diminished and in the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works set out below, the following details will be submitted to and approved in writing by the Local Planning Authority: 1) Prior to the construction of the link, the submission of construction details of the junction between the proposed first floor link and the original structure. 2) Following the removal of modern internal finishes to the party wall between No.25 and N.26 (Ground floor) and prior to the carrying out of any remedial works in this location, the submission of the following: a) A heritage assessment of any underlying historic fabric uncovered b) A schedule of works and materials required to upgrade the party wall 3) Following the removal of modern internal finishes to the first floor and prior to the carrying out of any other works in this location, the submission of a detailed schedule of works to Flat 1 to include the following: a) details of any sound and thermal insulation, b) details of installation of new services including electrics, plumbing and fire misting systems c) joinery details for retrofitted windows to front elevation d) details of works of repair or making good to the timber frame or historic walls or plaster finishes Thereafter the works shall be carried out in accordance with the approved details. Reason: To ensure the character and features of special architectural or historic interest of the listed building are not diminished and in the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2011.
