The development hereby approved must begin within a period of 3 years starting with the prior approval date. Reason: In accordance with R.3(2) of Class R of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).

Prior to the first occupation of the development hereby approved a turning area and car parking spaces shall be provided within the curtilage of the site so that motor vehicles may enter, turn round and leave in a forward direction and vehicles may park off the highway. The turning area and parking spaces shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles in strict accordance with specification details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The turning area and car parking spaces shall be retained unobstructed except for the parking and manoeuvring of motor vehicles at all times. Reason: In the interests of highway safety in accordance with paragraphs 108 & 110 of the NPPF.

All vehicles must access the site via the access road to Albury Court directly from the A418 Thame Road. Reason: In in the interests of highway safety and to ensure that the development is not unneighbourly in accordance with paragraphs 108, 110 & 180 of the NPPF

No work shall take place at the premises except between the hours of 07:00 and 22:00 Monday to Saturday and 13:00 and 22:00 on Sundays. Reason: To ensure that the development is not unneighbourly in accordance with paragraph 180 of the NPPF.

No deliveries shall be received at, or dispatched from, the site between the hours of 22:00 and 07:00 each day of the week and not before 13:00 on Sundays. Reason: To ensure that the development is not unneighbourly in accordance with paragraph 180 of the NPPF.
