Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, TDS 467 CC-1002 and TDS 467 CC-1003, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roof of the development hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

That the extension hereby approved shall be implemented only as part of a joint extension with that at 4 Chapmans Close as shown on the deposited drawings and approved by planning permission P21/S1037/HH. The extension hereby approved shall not be occupied prior to the completion of that first floor rear extension to the adjoining property. Reason: To ensure that the development is not unneighbourly in accordance with policy DES6 of the South Oxfordshire Local Plan 2035.
