Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3646-200, OP1-001, TPP-001 and TSP-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified within this application submission, or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES 1 and DES2 of the South Oxfordshire Local Plan 2035.

The tree protection set out in the submitted Arboricultural Report and shown on the Tree Protection Plan shall be put in place prior to the recommencement of any site works and thereafter retained in situ for the duration of development. The described decompaction measures shall be implemented within 6 months of the date of the permission. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of any licensable activities to the roof, evidence of the successful receipt of a European protected species licence, or evidence of the successful registration of the site under the bat mitigation class licence, specific to this development, from Natural England, shall be submitted to and approved in writing by the local planning authority. Reason: To protect the important species on site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035

The development hereby approved shall be implemented strictly in accordance with the measures stated in sections 4.5 and 4.6 of the supporting Bat Survey Report (GS Ecology Ltd, 28/10/2019, Ref: ECO2431). Reason: To minimise the impacts of development on biodiversity, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035
