Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, OS004, OS104, OS003, OS102, OS103, OS110, OS001 and OS101, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All works of making good internally should be carried out in materials and finishes to match the existing unless otherwise approved in writing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV6, ENV7 of the South Oxfordshire Local Plan 2035.

The new rooflight shall be a conservation rooflight flush with the plane of the roof. It should be situated between the rafters and avoid loss of the roof structure. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV6, ENV7 of the South Oxfordshire Local Plan 2035.

The new dormer window shall match the existing dormer windows on the same elevation. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV6, ENV7 of the South Oxfordshire Local Plan 2035.
