Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL.350A, PL.400, PL.210, PL.260, PL.200, PL.250, PL.280, PL.100, PL.110, HTS-TCP-01C, HTS-TPP-01A, PL.290, 001 Rev B, PL.150.A and PL.450.B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Other than the detailed samples expressly required by condition 4 of this consent, the development and works hereby permitted shall only be constructed in the materials and details specified on the plans/supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and the interests of the visual appearance of the development in accordance with Policies STRAT1, HEN1, ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.

Sample panels of facing brick and flint work showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and the interests of the visual appearance of the development in accordance with Policies STRAT1, HEN1,ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.

The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted. Reason: To safeguard the special architectural or historic interest of the listed building and the interests of the visual appearance of the development in accordance with Policies STRAT1, HEN1,ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.
