The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans: Location Plan drwgno S2-P04 Foul Pumping Station existing drwgno 1600_9_84A Foul Pumping Station existing drwgno 1600_9_85A Foul Pumping Station existing drwgno 1826 Adoptable Foul Drainage Construction Details drwgno S2-P02 Adoptable Foul Drainage Layout drwgno S2-P05 Tree Constraints and Protection drwgno 1791-17-16 B Tree Retention and Removal Plan drwgno 1791-17-15 G except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of any site works hereby approved the tree protection measures detailed in the submitted Arboricultural Method Statement (found within the Arboricultural Impact Assessment Document reference: 563-21, Revision 0) and shown on the submitted Tree Retention and Protection Plan shall first be in place. Thereafter, all tree protection measures shall remain in place until all works hereby approved are complete. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
