The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

P24/S0864/DISPrior to the commencement of development, an Arboricultural Method Statement and Tree Protection Plan in accordance with the British Standard 5837 Trees in Relation to Design Demolition and Construction shall be submitted to and approved in writing by the Local Planning Authority. The Arboricultural Method Statement and Tree Protection Plan shall include details of all work within the root protection areas of the trees within and around the site and details of protection measures for the trees during the development. The development shall thereafter be carried out in accordance with the approved method statement and tree protection plan.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

P24/S0864/DISThe proposed development shall be carried out and maintained thereafter for the lifetime of the development in accordance with the following mitigation measures detailed in the submitted Flood Risk Assessment:
- No raising of ground levels
- No encroachment into the river channel further than existing
- Bank installation shall be inspected at regular intervals, particularly after severe weather conditions, checking the condition of fixing, replacing if necessary to ensure that the bank protection measures are secure and remain in position until established.
Reason: To ensure there is no impedance of flow and to reduce the risk of flooding on site and prevent flooding elsewhere in line with paragraph 167 of the National Planning Policy Framework and Policy EP4 of the South Oxfordshire Local Plan 2035
Notwithstanding the submitted details and prior to the commencement of the development hereby permitted, amended section drawings showing how the proposed gravel backfill behind the rock rolls, and the soil above that, will be prevented from moving into/through the voids in the stones within the rock rolls and being washed out shall be submitted to and agreed in writing by the Local Planning Authority. Thereafter, the development shall be implemented in accordance with the approved details.
Reason: In order to ensure the effective conservation and enhancement of the natural environment, in accordance with Policies ENV2, ENV3 and ENV4 of the South Oxfordshire Local Plan 2035 and Paragraphs 174 and 180 of the National Planning Policy Framework
No development shall take place until a landscape and ecological management plan, including long-term design objectives, management responsibilities, monitoring and maintenance schedules for all landscaped areas has been submitted to, and approved in writing by, the local planning authority.
The scheme shall include the following elements:

· details of any new habitat created on-site
· details of treatment of site boundaries and/or buffers around water bodies
· details of monitoring and maintenance regimes for all areas of new habitat
· details of management responsibilities
Thereafter the development shall be carried out in accordance with the approved details.
Reason: To ensure the protection of wildlife and supporting habitat and in order to enhance the site's nature conservation value in line with national planning policy and Policies ENV2, ENV3 and ENV4 of the South Oxfordshire Local Plan 2035.
