The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1477.03, 1477.07 Rev B, 1477.08 Rev B, 1477.06 Rev B, 1477.05 Rev E, 1477.01 Rev A, 1477.02 Rev A and 1477.04 Rev A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The applicant, or their agents or successors in title, shall be responsible for organising and implementing an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out by a professional archaeological organisation in accordance with a Written Scheme of Investigation that has first been approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Policy ENV9 of the South Oxfordshire Local Plan 2035 and Policies Ha1 & 2 of the Wallingford Neighbourhood Plan.

Development above slab level shall not take place until a photographic schedule of all materials to be used in the external construction and finishes of the development hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the development and to preserve the non-designated heritage asset and conservation area in accordance with Policies DES1, DES2, ENV6 & ENV8 of the South Oxfordshire Local Plan 2035 and Policies HD1, HA1 & HA2 of the Wallingford Neighbourhood Plan
Samples of new tiles for the roofing works to the existing dwelling shall be submitted to and approved in writing by the Local Planning Authority prior to development above slab level, if required. Thereafter, the development shall be carried out in accordance with the approved details.

Notwithstanding the details shown on drawing number 1477.06 Rev B and condition 2, the first floor rear window (that serves 'Bedroom 2' on the existing floor plan 1477.02 Rev A and 'Study/Bedroom 3' on the proposed floor plan 1477.05 Rev E) shall be retained. Permission is not given for its replacement.
Reason: For the avoidance of doubt and to protect historic fabric in accordance with Policies DES1, DES2, ENV6 & ENV8 of the South Oxfordshire Local Plan 2035 and Policies HD1, HA1 & HA2 of the Wallingford Neighbourhood Plan
The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035 and Policies MC4 & MC5 of the Wallingford Neighbourhood Plan.
All works of making good to the building and the garden walls shall be carried out in materials and finishes to match the adjacent work with regard to the methods used and to material, colour, texture and profile.
