Conditions / Refusal Reasons
The application site does not lie within the settlement of Whitchurch Hill and does not represent infill development or the redevelopment of previously developed land. As such, the principle of development is not acceptable as the proposed development is contrary to Policy H1 and H16 of the adopted South Oxfordshire Local Plan 2035 and the National Planning Policy Framework.
The proposed development would result in adverse effects on the local landscape character and views and would have adverse effects on the natural beauty of the Chilterns Area of Outstanding Natural Beauty and the rural character and appearance of the area. As such, the proposed development would be contrary to Policies ENV1, DES1, and DES2 of the adopted South Oxfordshire Local Plan 2035, the National Planning Policy Framework, the Chilterns Area of Outstanding Natural Beauty Management Plan 2019 and the Countryside and Rights of Way Act 2000.
