The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, BLO-001, AAN.21.776.1, AAN.21.776.2, AAN.21.776.3 Rev A and AAN.21.776.4, and manufacturer's information submitted with the application, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

With the exception of no more than 20 days in any calendar year, no part of the extended pub garden hereby approved shall be open to or used by customers outside the times of 09.00hrs to 00.00hrs. Reason: In the interests of the amenity of local residents in accordance with Policy ENV12 of the South Oxfordshire Local Plan 2035.

No operation of sound amplification equipment shall take place in any part of the extended pub garden hereby approved between the hours of 23:00hrs and 09:00hrs so as to be audible outside the premises. Reason: In the interests of the amenity of local residents in accordance with Policy ENV12 of the South Oxfordshire Local Plan 2035.
