That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 03, 04, NWV8182_1, 02, C01, LOC001, 06, OP1001 and 05, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That, within 3 months of the date of this decision a detailed scheme for protecting the neighbouring dwellings from the external noise environment of the commercial property shall be submitted to and approved in writing by the Local Planning Authority. In accordance with the findings of the Noise Impact Assessment report, (ref. NALPRO010521.01, dated 14th June 2021), the scheme itself will include the design, and construction of the noise mitigation measures, and details of a maintenance system to be followed after installation is complete, so that the final sound insulation performance of the extractor structure results in a sound rating level being equal or greater than 5 dBA below the recorded background noise level, as stipulated in the report, and be indicative of a Low Impact at the identified noise sensitive receptor.
Thereafter, the use of the extractor will only be carried out in accordance with the approved scheme, unless otherwise agreed by the Local Planning Authority.
Reason: To protect the occupants of nearby residential properties from noise and odour disturbance during the operation of the approved, in accordance with South Oxfordshire Local Plan 2011-2035 Policy ENV12.
