The application site has an open and verdant frontage, which is important to and respects the setting, and character and appearance of the street. The proposed garage, due to its siting, scale and height, would be visually prominent within the street scene and would undermine the openness of the site and the positive contribution the site makes to the character and appearance of this part of Shiplake Bottom. As such the proposal is contrary to Policies DES1 and DES2, of the South Oxfordshire Local Plan 2035, and guidance and policies contained within the South Oxfordshire Design Guide and National Planning Policy Framework.
