The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The bathroom, en-suite and dresser windows in the west and north east elevations of the first floor hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut with the exception of a top hung openable fanlight (or other means of opening to be first agreed in writing by the Local Planning Authority) prior to the first occupation of the accommodation and it shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of the development hereby approved a strategy to avoid impacts to amphibians during construction (i.e. storing construction materials on pallets, covering over excavations when not in use, etc.) shall be submitted to and approved by the local planning authority. A consultant ecologist would need to write the strategy and it would need to be followed strictly during construction. Alternatively, the applicant could enter the development into the GCN district licence scheme and be legally covered under the eventuality that a GCN appears on site during construction.
Reason: In order to adequately compensate for negative impacts to great crested newts, in accordance with policy ENV2 and ENV3 of the SOLP 2035 and paragraph 170 of the NPPF.
