The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P21/S1716/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, EJ_PL_01, E.J PL 03A and E.J PL 04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to removal of any existing fenestration units across the principal elevation of the dweling a window / door shedule detailing the conditon of all the existing units and full specifications of the proposed type, design and external finish of the proposed replacement units including details at 1:10 shall be submitted to and approved in writing by the Local Planning Authority. All windows and external doors shall be provided in accordance with the details approved. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 ENV6 and ENV8 of the South Oxfordshire Local Plan 2035.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 ENV6 and ENV8 of the South Oxfordshire Local Plan 2035.

The ground floor side facing windows in the north east and south west elevations of the single storey side and rear extension hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut prior to the first occupation of the accommodation and it shall be retained as such thereafter, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plan(s) shall be inserted in the north east and south west elevations of the development hereby permitted. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
