Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than 3 September 2022. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, S001, SK103revF, SK104revF and SK102revE, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That. unless otherwise agreed in writing the development hereby permitted shall only be constructed in materials approved under application P20/S4709/DIS. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035 and Policy VC3 of the East Hagbourne Neighbourhood Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A, B, C and E of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies DES1, DES2, DES5 and DES6 of the South Oxfordshire Local Plan 2035 and Policy VC3 of the East Hagbourne Neighbourhood Plan.

Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan SK102 Rev E and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies TRANS5 of the South Oxfordshire Local Plan 2035 and Policy TA3 of the East Hagbourne Neighbourhood Plan. .

That, unless otherwise agreed in writing by the Local Planning Authority the landscaping of the site shall be carried out in accordance with the details approved under application reference P20/S4362/DIS. Reason: To help to assimilate the development into its surroundings in accordance with Policy ENV1 of the South Oxfordshire Local Plan 2035.

That. unless otherwise agreed in writing by the Local Planning Authority the tree protection measures shall be carried out as per the approved details set out in application reference P20/S4362/DIS. Reason: To safeguard trees which are visually important in accordance with Policy ENV1 of the South Oxfordshire Local Plan 2035.

A single bat box and a single bird box shall be erected on site, in a suitable location informed by a suitably qualified ecologist, prior to the occupation of the dwellings hereby approved. Reason: To achieve a net gain for biodiversity, in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035 and Policy E2 of the East Hagbourne Neighbourhood Plan.

The cill level of the roof lights in the north elevation of Plot 1 serving bedroom 2 shall be at least 1.7 metres above the floor level of the associated rooms and shall be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.

The first floor window in the north elevation of the dwelling shown as Plot 1 hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut with the exception of a top hung openable fanlight, prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
