Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 02 Rev A, BLO001, 03, 04, 01 and LOC001, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035 and Policy DSQ1 of the Joint Henley and Harpsden Neighbourhood Plan
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035 and Policy DSQ1 of the Joint Henley and Harpsden Neighbourhood Plan
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order) the provision within the curtilage of the dwelling of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035 and Policy DSQ1 of the Joint Henley and Harpsden Neighbourhood Plan
The EV car charging point shown on the submitted plan (02 RevA) shall be installed prior to first occupation of the dwelling hereby approved and retained thereafter.
Reason: In the interests of sustainability and carbon reduction, in accordance with Policies DES8 and DES10 of the South Oxfordshire Local Plan 2035

The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the retention of adequate off-street car parking in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035
