Conditions / Refusal Reasons
That, having regard to the size and scale of the proposed dwellings, particularly plots 2 and 3, and the gradient of the site the development would result in a cramped form of development which would have a significant adverse impact on the residential amenity of immediate neighbours by way of dominance, visual intrusion and the perception of overlooking. Furthermore the height and design of the dwellings would appear out of keeping with the established character and appearance of the area. As such the proposal would be contrary to policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035 and policies H1 and H4 of the Wheatley Neighbourhood Plan.
