No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing hedgerows and priority grassland on the site, and details of any to be retained, together with measures for their protection in the course of development. Thereafter the development shall be carried out in accordance with the approved details.

No development shall commence unless and until a certificate confirming the agreement of an Offsetting Provider to deliver a Biodiversity Offsetting Scheme totalling a minimum of 3.17 biodiversity units has been submitted to, and approved in writing by, the local planning authority, The details of the biodiversity enhancements shall be documented by the Offset Provider and issued to the Local Planning Authority for its records.

Prior to the first occupation of the development, a long-term management plan for the remaining calcareous grassland on the site shall be submitted to, and approved in writing by, the Local Planning Authority. This shall include the following:
(i) Description and evaluation of the features to be managed
(ii) Ecological trends and constraints on site that may influence management;
(iii) Aims and objectives of management;
(iv) Appropriate management options for achieving aims and objectives;
(v) Prescriptions for management actions for a 20 year period;
(vi) Preparation of a work schedule (including a 5 year project register, an annual work plan and the means by which the plan will be rolled forward annually);
(vii) Personnel responsible for implementation of the plan;
(viii) Monitoring and remedial / contingencies measures triggered by monitoring.
The plan shall be carried out as approved, unless otherwise approved in writing by the Local Planning Authority.
Reason: To make appropriate provision for natural habitat within the approved development and to provide a reliable process for implementation and aftercare in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035
