Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC 001, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The works hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The works hereby approved shall be implemented in accordance with the measures stated in section 6 of the supporting Bat Survey Report (Ecology By Design Ltd, 07/07/2020, Project Code: EBD001277). Please note, this condition also prohibits the use of breathable roofing membranes around the bat access features described in section 6.5.2 of the same report. Any areas of the roof structure accessible to bats shall not be fitted with any other felt than type 1F. Reason: To protect the important species on site, in accordance with the requirements of The Conservation of Habitats and Species Regulations 2017 (as amended).
