That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, ARB/4090/Y/100, ARB/4090/Y/200, 100A, 300A, 301A, 200A and 201A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

At such time as the telecommunications development hereby permitted is no longer required for telecommunications purposes, the development shall be removed from the site and the land restored to its previous undeveloped condition. Reason: To avoid the unnecessary retention of the structure in the interests of the appearance of the site in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy and Policies G2, G4 and TE1 of the South Oxfordshire Local Plan 2011.

The telecommunications development hereby permitted shall only be erected in substitution for the telecommunications apparatus granted prior approval under P18/S0114/T56. Reason: To avoid the unnecessary proliferation of telecommunications equipment in the interests of the appearance of the site in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy and Policies G2, G4 and TE1 of the South Oxfordshire Local Plan 2011.

The tree protection details as shown on the approved Arboricultural Method Statement dated February 2020 and Arboricultural Layout Plan ARB/4090/Y/200 shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, C9, D1 and TE1 of the South Oxfordshire Local Plan 2011
