Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, JC06 Rev D, JC03 Rev A, JC02 Rev C, JC04 Rev M and JC05 Rev G, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

No works above slab level shall take place until a photographic schedule of all materials to be used in the external construction and finishes of the works hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works to the existing building, the submission of a schedule of works to the existing cottage shall be submitted and approved in writing prior to the commencement of those works. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works the submission of details of any structural works to the existing building required as a result of lowering adjacent land levels shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies and ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

All windows and external doors shall be provided in accordance with a detailed specification of their type, design and external finish that has been first submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies and ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
