The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, S02, D02, D20, S05, S06, S12, S13, D05, D06, D12, D13, D14, D15, S11, D11, S10, D04, D10, Loc.01, S03, S04 and D03, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P24/S0435/DIS

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Structural engineers drawings for all structural intervention to historic fabric required to implement proposals b. Manufacturers specification or sample by photo panel for proposed metal rainwater goods and shallow pitched lead or zinc roof on extension c. Lime mortar specifications for all new works to garden wall, extension and required for internal alterations to historic fabric outlined Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. External materials to be inspected onsite by conservation officer for handmade roof tiles and all new brick and flint work with appropriate lime mortar. NB. These should match historic materials as closely as possible and provide a varied blend of colour to compliment existing Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

That the development hereby approved shall not commence until Construction drawings at the appropriate scale for all new joinery (windows, doors and canopy) to the main house and new extension have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy DES1, DES2, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
