Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, AD227-OB-40, AD227-OB-43, AD227-OB-45, AD227-OB-46, AD227-OB-44, AD227-OB-41, AD227-OB-47, AD227-OB-48, AD227-OB-42, 20-167-11 Rev A and 20-167-110 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2, ENV6 and ENV8 of the South Oxfordshire Local Plan 2035.

The development hereby approved shall be implemented in strict accordance with the measures stated in section 5.4, 5.5 and 5.10 of the impacts and recommendations section of the Inspection Survey for Bat Roost Potential Report (All Ecology, January 2021, Project Number:20255). In addition, 1 x bat and 1 x bird box must be installed on site in accordance with the details in section 5.9 and 5.11 of the above report. Reason: To minimise the impacts of development on biodiversity and achieve net gains for biodiversity, in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035 and paragraphs 170 and 175 of the NPPF.
