Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 01 Rev B, 17 Rev C, 03 Rev B, 11, 02 Rev A and 18 Rev A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the extension hereby approved shall be of the same colour, type and texture as the roof tiles and render used on the existing listed building. Reason: In the interests of the special architectural and historic qualities and features of the listed building and its setting in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

That all works of repair and making good to the retained fabric of the listed building are to be carried out in materials and finishes to match those used in the existing or original construction of the listed building unless alternatives are otherwise approved in writing by the Local Planning Authority. Reason: In the interests of the special architectural and historic qualities and features of the listed building and its setting in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
