The exterior of the development hereby permitted shall only be constructed in the materials specified within the application submission or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 and H20 of the South Oxfordshire Local Plan 2035

Prior to the commencement of any internal or external works to the roof structure, evidence of the successful receipt of a European protected species licence, from Natural England, specific to this development, shall be submitted to and approved in writing by the local planning authority. Within the same timescale, details of the locations of bat mitigation features detailed in section 5 of the submitted Bat Survey report September 2020 (Hankinson Duckett Associates, REF 975.1) should be provided to the Local Planning Authority for approval. Thereafter, the development shall be implemented in accordance with the approved details. Reason: To protect the important species on site, in accordance with Policy ENV3 of the South Oxfordshire Local plan 2035 and Paragraph 170 of the NPPF.
