Description
Variation of Condition 4 on planning application P17/S2892/HH to permit the extensions to be occupied before the completion of works at both properties and variation of condition 5 for the implemented landscaping at the front 1 West End.
Erection of two storey side and single storey rear extensions to No 1 West End (as approved under planning reference P17/S1675/HH) and demolition of existing brick built coal sheds, erection of single storey rear extensions and front porches to Nos 1 and 3 West End.
Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, EE01, EX2, EX3, EP01, PCS3, Por3, PCS2, Por2, EF01, PF01, BLO01, EX4, EX5, EX3, EX6, PR4, PR5, PR6, PR7, EX2, PR3, EX1, PR1, PR2, LOC01, LOC02 and LP-001, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified within the application forms hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 and H20 of the South Oxfordshire Local Plan 2035.
That the single storey rear extensions replacing the coal sheds hereby permitted at 1 and 3 West End shall only be occupied where the single storey rear extensions at both properties have both been materially commenced.
Reason: To ensure that the details of the development are satisfactory and to ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
The landscaping scheme as shown on the approved plan LP-001 shall maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policies DES1, DES2 and ENV1 of the South Oxfordshire Local Plan 2035.
