Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than 2 November 2021. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC001, CSM1005Rev1 and CSM1006Rev1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development hereby approved shall be constructed in the following materials: - -K Rend-render colour white-Vieo, -cedar wood cladding -window, door and roof light openings to be grey aluminium framed. -natural grey slate roof tiles and Thermoslate solar slate tiles Reason: In the interests of the visual appearance of the development in accordance with Policy DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The development shall be carried out in accordance with the approved details as shown in the SuDS Maintenance Guide (Document reference 3987-ICS-RP-C-07-001) and the drainage details as shown on drawings 0200 P01 and 0201 P01 approved under the P20/S2877/DIS application. Reason: To ensure the proper provision for surface water drainage and/ or to ensure flooding is not exacerbated in the locality in accordance with EP4 of the South Oxfordshire Local Plan 2035.

The development shall be carried out in accordance with the approved details as shown on drawings 0200 P01 and 0201 P01 approved under the P20/S2877/DIS application. Reason: To prevent pollution in accordance with Policy EP4 of the South Oxfordshire Local Plan 2035.

All hard surfaced areas shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles. Reason: In the interests of effective surface water drainage across the site in accordance with Policy EP4 of the South Oxfordshire Local Plan 2035.

Prior to the first occupation of the development hereby approved the turning area and car parking spaces shall be provided within the curtilage of the site so that motor vehicles may enter, turn round and leave in a forward direction and vehicles may park off the highway. The turning area and parking spaces shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles. The turning area and car parking spaces shall be retained unobstructed except for the parking and manoeuvring of motor vehicles at all times. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies TRANS2 and TRANS5 of the South Oxfordshire Local Plan 2035.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies DES1, DES2 and ENV1 of the South Oxfordshire Local Plan 2035.

The proposed bedroom and ensuite rooflights on the first floor of the southern elevation (side to Copes Close) of the development hereby permitted shall either be obscure glazed and fixed shut non-opening windows or positioned so that the cill level is more than 1.7 metres above the finished floor level of the relevant room. Reason: To ensure that the development is not unneighbourly in accordance with Policies DES6 of the South Oxfordshire Local Plan 2035.
