The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The proposed window on the first floor of the north west elevation of the development hereby permitted shall be obscure glazed and fixed shut non-opening window, except for a the fan light opening to be positioned so that the cill level is more than 1.7 metres above the floor level of the room in which it is to be inserted.
Reason: To ensure that the development is not unneighbourly in accordance with Policies D4, G2 and H13 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polices set out in the emerging South Oxfordshire Local Plan 2035.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSEN1, CSHEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, C9, D1, G2, H13 and R8 of the South Oxfordshire Local Plan 2011 and Policies DSQ1 and EN1 of the Joint Henley & Harpsden Neighbourhood Plan, with the relevant weight afforded to polices set out in the emerging South Oxfordshire Local Plan 2035.
The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies D2, T1 and T2 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polices set out in the emerging South Oxfordshire Local Plan 2035.
