Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 032-100 Rev PL1, 032-101 Rev PL1, 052-100 Rev PL1, 052-101 Rev PL1, 031-101 Rev PL1, 051-101 Rev PL1, 031-100 Rev PL1, 051-100 Rev PL1, 010-100 Rev PL1, 031-102 Rev PL1 and 051-102 Rev PL1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the thatch to be used for the external roofs of the development hereby approved shall be laid in the same method and be of the same colour, type and texture as that used on the existing building. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policies CS1, CSTHA1, CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON2, CON3, CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011, Policies ESDQ15, ESDQ16, ESDQ19 and ESDQ20 of the Thame Neighbourhood Plan and Policies DES1, DES2, DSE3, ENV6, ENV7, ENV8 and H21 of the emerging South Oxfordshire Local Plan 2035.

All new joinery details hereby permitted shall only be complete in the material, type, design and external finish specified on the plans and supporting documents hereby approved or in a material, type, design and external finish which shall previously have been approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policies CS1, CSTHA1, CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027, Policies CON2, CON3, CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011, Policies ESDQ15, ESDQ16, ESDQ19 and ESDQ20 of the Thame Neighbourhood Plan and Policies DES1, DES2, DSE3, ENV6, ENV7, ENV8 and H21 of the emerging South Oxfordshire Local Plan 2035.
