Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001a, 20-LB-3, 20-LB-4, 20-LB-1, 20-LB-2 and LOC001a, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The external materials to be used for the cheeks, face and roof of the dormer window(s) hereby permitted shall match the materials used on the existing building. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the brickwork pilnths, mortar joints and slate roof tiles to be used for the external walls and roofs of the extension / rebuilding of the boot room hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

The works hereby permitted shall only be completed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The rooflight hereby approved shall be a conservation style rooflight and set flush with the plane of the roof in which it is to be inserted. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

The boundary fences hereby permitted shall be metal picket fences in a deisgn size and scale to match existing on the sorrunding estate. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

All fixings of the porch hoods shall be made so far as possible into the mortar beds rather than into the brickwork. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
