Description
Conversion of attic space to form new accommodation and internal alterations (as amplified by the Design and Access Statement and bat information received on 17 September 2020. As amended by plan ref R932.11D which changed oriel window to standard window received 21 October 2020. And as amplified by loft survey and joinery details plans ref R932.120, R932.121 and R932.122 received 11 December 2020).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, R932.120, R932.121, R932.122, R932.02 Rev C, R932.11 Rev C and R932.01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The development hereby approved shall be implemented in accordance with the measures stated in the recommendations section (section 6) of the Preliminary Roost Assessment and Bat Survey Report 4 September 2020 by Windrush Ecology.
Reason: To minimise the impacts of development on biodiversity and achieve net gains for biodiversity, in accordance with Policy ENV2 of the SOLP 2035, and paragraph 170 of the NPPF
Prior to the commencement of the development hereby approved, including any site clearance, stripping or demolition, evidence of the successful receipt of a European protected species licence, or evidence of the successful registration of the site under the bat mitigation class licence, from Natural England, specific to this development, shall be submitted to and approved in writing by the local planning authority.
Reason: To protect the important species on site, in accordance with Policy ENV2 of the SOLP 2035, and paragraph 170 of the NPPF.
