Change of Use to Class B8, Storage & Distribution with Ancillary Trade Counter (As per amended parking and turning areas submitted 15 October 2020 and vehicle tracking paths submitted 12 November 2020).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, DG77_SP_03 Rev B, 20-T068_SK_003, Dxxx_FP01, 87445-HLS-00-ZZ-M2-G-10400-A7, 87445-HLS-00-ZZ-M2-G-10200-A7, LOC001, 87445-HLS-00-Z0-M2-G-10104-A7 and 20-T068_SK_001, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external alterations hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSTHA1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies D1, E5 and G2 of the South Oxfordshire Local Plan 2011 and Policy ESDQ16 of the Thame Neighbourhood Plan, with the relvant weight afforded to policies set out in the emerging South Oxfordshire Local Plan 2035.
Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plans DG77_SP_03 Rev B, 20-T068_SK_001 and 20-T068_SK_003 and shall be retained unobstructed except for the parking of vehicles associated with the development at all times.
Reason: In the interests of highway safety and in accordance with Policies E5, D2 and T1 and T2 of the South Oxfordshire Local Plan 2011 and Policies ESDQ29 and WS12 of the Thame Neighbourhood Plan, with the relvant weight afforded to policies set out in the emerging South Oxfordshire Local Plan 2035.
Cycle parking facilities shall be provided prior to the occupation of the development hereby approved in accordance with the details shown on drawing DG77_SP_03 Rev B. Thereafter, the cycle parking shall be retained as approved.
Reason: To encourage the use of cycles as a means of transport in accordance with Policies E5, D2 and T1 and T2 of the South Oxfordshire Local Plan 2011 and Policies ESDQ29 and WS12 of the Thame Neighbourhood Plan, with the relvant weight afforded to policies set out in the emerging South Oxfordshire Local Plan 2035.
