Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 055-100 Rev PL-01, 021-100 Rev PL-01, 022-101 Rev PL-01, 055-102, 055-101, 034-100 Rev PL-01, 034-101 Rev PL-01, 054-100 Rev PL-01, 054-101 Rev PL-01, 032-100 Rev PL-01, 052-100 Rev PL-01, 010-100 Rev PL-01, 032-101 Rev PL-01, 052-101 Rev PL-01 and 035-100 Rev PL-01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The works hereby approved shall be implemented strictly in accordance with the brick repair and repointing specifications document received 16th September 2020. any variation must have the prior written agreement of the Local Planning Authority. Reason: In order to ensure that the works are acceptable in terms of their impact upon the special architectural and historic interest of the listed building, as required by Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any external works, evidence of the successful registration of the site under the bat mitigation class licence, specific to this application, from Natural England, shall be submitted to the local planning authority. Reason: To protect the important species on site, in accordance with Policies C6 and C8 of the SOLP, Policy CSB1 of the SOCS, paragraph 170 of the NPPF and section 9.3.3 of BS42020.

The works hereby approved shall be implemented strictly in accordance with all of the measures stated in section 6 of the supporting Bat Survey Report (Ecology By Design Ltd, 24/07/2020, Project Code: EBD001133). Reason: To minimise the impacts of development on biodiversity and secure net gains, in accordance with Policies C6 and C8 of the SOLP, Policy CSB1 of the SOCS and paragraph 170 of the NPPF
