P21/S0930/DISThe development shall not be commenced until a detailed sustainable drainage scheme has been submitted to and approved in writing by the local planning authority. This shall be based on the report titled Drainage Proposal for Sonning Common new MUGA, sustainable drainage principles and an assessment of the hydrological and hydrogeological context of the development. The MUGA shall not be used by the public until the surface drainage works have been carried out and completed in accordance with the approved details. The scheme to be submitted shall include:
· Infiltration tests in accordance with BRE Digest 365;
· Detailed hydraulic calculations with consideration for the worst case 1:100 + 40% event;
· Fully detailed sustainable surface water drainage layouts;
· Appropriate consideration for overland flow routes and exceedance on a suitable plan;
· Landscape plans with sustainable drainage features integrated and co-ordinated as appropriate;
· Drainage Construction Details to include SUDS features;
· Maintenance and Management Plan covering all surface water drainage and SUDS features.
Reason: To prevent pollution and flooding in accordance with Policies EP1, EP4 and EP6 of the South Oxfordshire Local Plan 2011.

P20/S4798/DISPrior to the commencement of the development hereby approved, including any site clearance or preparatory ground works, a mitigation strategy for badgers, which shall include details of a recent survey (no older than six months) and an assessment as to whether a development licence is required, shall be submitted to and approved in writing by the local planning authority. Thereafter, the development shall be carried out in accordance with the approved details.
Reason: To minimise the impacts of development on biodiversity, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011, Policy CSB1 of the South Oxfordshire Core Strategy 2027 and paragraph 170 of the NPPF.
Prior to the commencement of any works, a Construction Management Plan (CMP) shall be submitted to and approved in writing by the Local Planning Authority. The approved CTMP shall be implemented prior to any works being carried out on site and shall be maintained throughout the course of the development. The CTMP shall also state that no deliveries of plant or materials to/from the site will take place between the hours of 0730 - 0930 and 1500 - 1800.

Reason: In the interests of highway safety and to mitigate the impact of construction vehicles on the surrounding highway network and adjacent school, particularly at morning and afternoon peak traffic times and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
Prior to the installation of the MUGA on the site, details of the MUGA fence shall be submitted to an approved in writing by the Local Planning Authority. The MUGA fence shall thereafter be installed in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy G2 of the South Oxfordshire Local Plan 2011.
Prior to the installation of the 2.4 metre high weldmesh fence along the western boundary of the site, details of the appearance of fence (drawings or manufacturers specifications) shall be submitted to an approved in writing by the Local Planning Authority. The fence shall thereafter be installed in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy G2 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any works on the site, the tree protection measures set out in the submitted Arboricultural Impact Assessment (13th July 2020) and shown on the Tree Protection Plans 710, 711 and 712 contained therein shall be installed and remain in place for the duration of all works.

Prior to the implementation of the landscaping scheme as shown on the approved plan 2185-TFC-00-00-DR-L-3002 Rev 03, the proposed grass seeds mix to be used on the site shall be submitted to and approved in writing by the Local Planning Authority. The grass seeds mix shall thereafter be implemented in accordance with the approved details.
Reason: To secure an appropriate grass seed mix and to help to assimilate the development into its surroundings in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
The landscaping scheme as shown on the approved plan 2185-TFC-00-00-DR-L-3002 Rev 03 shall be implemented prior to the first occupation or use of the approved development (except as may be agreed in writing by the Local Planning Authority) and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
Prior to the first use of the sport and recreation facility a maintenance schedule and a long-term management plan for the soft landscaping works shall be submitted to and approved in writing by the Local Planning Authority. The schedule and plan shall be implemented in accordance with the agreed programme.
Reason: To help to assimilate the development into its surroundings in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
The hours of operation for implementing the works hereby approved shall be restricted to 08:00-18:00 Monday to Friday and 08:00-13:00 on a Saturday. No work is permitted to take place on Sundays or Public Holidays.
Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011
