(Amended plans received 29 October 2020 to show the roof of the single storey rear extension lowered in height to 3240mm with eaves height being lowered to 2200mm also. The first floor side window towards no.46 Berkshire Rd. is high level and fixed shut). (Further Amended plans received 21 December 2020 with revised Design and Access Statement and new supporting document to show reduced depth of rear extension along the boundary adjacent to no. 46 Berkshire Road and moved it away from the boundary. Single storey extension of lean-to style sloping roof with low eaves and several skylights. Double storey extension is also moved away from the boundary at rear of the property, following the footprint of the existing garage. Double storey extension now has a hip roof. There is 1.5m deep conservatory style lean-to single storey extension on the end of double storey extension.)

Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, KVB 1088-100-05A, KVB 1088-100-06B, KVB 1088-100-03B, KVB 1088-100-09B, KVB 1088-100-01, LOC001, KVB 1088-100-10A, KVB 1088-100-02B and KVB 1088-100-04B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The proposed window on the first floor of the north (side) elevation of the development hereby permitted shall either be obscure glazed with a minimum of level three obscurity and fixed shut non-opening window or positioned so that the cill level is more than 1.7 metres above the floor level of the master bedroom. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
