That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL-03C, PL-04C, PL-05C, PL-06C, PL-07C, PL-09B, PL-10A, PL-01A and PL-02A, except as controlled or modified by conditions of this permission. The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, D1, G2, G4, R8 and H12 of the South Oxfordshire Local Plan 2011, policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035. The proposed ground levels of the site together with the slab and ridge levels of the proposed dwelling, relative to the fixed datum point on adjoining land outside of the application site shall be implemented in accrodence with approved plans PL-03C, PL06C, PL07C and PL-09B, or in accordance with a detailed scheme which shall have been submitted to and approved in writing by the Local Planning Authority before any development or demolition commences on site. Reason: To ensure a satisfactory form of development and protect the special landscape setting of the site and sorrunding AONB in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, D1, G2, G4, R8 and H12 of the South Oxfordshire Local Plan 2011, policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035. The landscaping scheme as shown on the approved plan PL-03C shall be implemented prior to the first occupation or use of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To protect the environment and local wildlife population, in the interests of the visual appearance of the development and to help assimilate the development into its surroundings in accordance with Policies CS1, CSEN1, CSB1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1, G2, G4, R8 and H12 of the South Oxfordshire Local Plan 2011, policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035. Prior to the commencement of any site works or operations relating to the development hereby permitted, an arboricultural method statement to ensure the satisfactory protection of retained trees during the construction period shall be submitted to and approved in writing by the Local Planning Authority. Written approval must be obtained prior to commencement of any site works including demolition. The matters to be encompassed within the arboricultural method statement shall include the following:- (i) A specification for the pruning of, or tree surgery to, trees to be retained in order to prevent accidental damage by construction activities; (ii) The specification of the location, materials and means of construction of temporary protective fencing and/or ground protection in the vicinity of trees to be retained, in accordance with the recommendations of BS 5837 'Trees in relation to design, demolition and construction' and details of the timing and duration of its erection; (iii) The definition of areas for the storage or stockpiling of materials, temporary on-site parking, site offices and huts, mixing of cement or concrete, and fuel storage; (iv) The means of demolition of any existing site structures, and of the re-instatement of the area currently occupied thereby; (v) The specification of the routing and means of installation of drainage or any underground services in the vicinity of retained trees; (vi) The details and method of construction of any other structures such as boundary walls in the vicinity of retained trees and how these relate to existing ground levels; (vii) The details of the materials and method of construction of any roadway, parking, pathway or other surfacing within the RPA, which is to be of a 'no dig' construction method in accordance with the principles of Arboricultural Practice Note 12 "Through the Trees to Development", and in accordance with current industry best practice; and as appropriate for the type of roadway required in relation to its usage. (viii) Provision for the supervision of ANY works within the root protection areas of trees to be retained, and for the monitoring of continuing compliance with the protective measures specified, by an appropriately qualified arboricultural consultant, to be appointed at the developer's expense and notified to the Local Planning Authority, prior to the commencement of development; and provision for the regular reporting of continued compliance or any departure there from to the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details with the agreed measures being kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSEN1, CSB1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1, G2, G4, R8 and H12 of the South Oxfordshire Local Plan 2011, policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan PL-03 C and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies D2, T1 and T2 of the South Oxfordshire Local Plan 2011, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, D1, G2, G4, R8 and H12 of the South Oxfordshire Local Plan 2011, policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

Prior to the commencement of the development hereby approved, evidence of the successful receipt of a European protected species licence, or evidence of the successful registration of the site under the bat mitigation class licence, from Natural England, specific to this development, shall be submitted to local planning authority. Reason: To protect the important species on the site, in accordance with provisions of paragraph 170 of the NPPF and policies CSB1 of the South Oxfordshire Core Strategy 2027, policies C6 and C8 of the South Oxfordshire Local Plan 2011 and policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

Prior to the commencement of the development hereby approved, an updated ecology mitigation and enhancement plan (JJ735, 22/07/2020, page 29 of supporting ecology report) reflecting the approved development, shall be submitted to and approved in writing by the local planning authority. Thereafter, the development shall be implemented in accordance with section 5 of the supporting Full Ecology and Protected Species Appraisal Report (JamesJohnston Ecology, 22/07/2020, Ref: JJ735.2) and the updated ecology mitigation and enhancement plan approved. Reason: To minimise the impacts of development on biodiversity, in accordance with provisions of paragraphs 170 and 175 of the NPPF and policies CSB1 of the South Oxfordshire Core Strategy 2027, policies C6 and C8 of the South Oxfordshire Local Plan 2011 and policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

Prior to the commencement of the development details of the specification of the solar control glass to prevent illumination and light spill shown to be fitted on the dwelling and outbuildings hereby approved shall be submitted to and approved in writing by the Local Planning Authority and thereafter implemented and retained in accordance with the approved details. Reason: To protect the appearance of the area, the environment and wildlife, and local residents from light pollution in accordance with Policies CS1, CSEN1, CSB1 and CSQ3 of the South Oxfordshire Core Strategy 2027, Policies C4, C8, D, EP1, EP3, G2, G4, R8 and H12 of the South Oxfordshire Local Plan 2011, policies P1, P4 and P5 of the Watlington Neighbourhood Plan, with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

Prior to the commencement of development, a full surface water drainage scheme shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details prior to the first occupation of the development hereby approved. Reason: To prevent pollution and flooding in accordance with Policies EP1, EP4, EP6 and EP7 of the South Oxfordshire Local Plan 2011 , with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

Prior to the commencement of development, a full foul water drainage scheme shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details prior to the first occupation of the development hereby approved. Reason: To prevent pollution in accordance with Policies EP1, EP4, EP6 and EP7 of the South Oxfordshire Local Plan 2011 , with the relvant weight afforded to policies set out in the ermerging South Oxfordshire Local Plan 2035.

That the existing dwelling specified in the application to be demolished shall be demolished within three months of the first occupation of the new dwelling hereby permitted. Reason: To ensure satisfactory comprehensive development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
