The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The tree protection details as shown on the approved plan GAH01 Rev E shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011
No development of the extension to Lollingdon House or development of the 'Haybarn' shall commence without the appointed archaeologist being present (other than in accordance with the agreed and submitted Written Scheme of Investigation - Project specification for an archaeological watching brief by Thames Valley Archaeological Services dated 10 August 2020). Once the watching brief has been completed its findings shall be reported to the Local Planning Authority, as agreed in the Written Scheme of Investigation, including all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication which shall be submitted to the Local Planning Authority within two years of the completion of the archaeological fieldwork.
Reason:To safeguard the recording and inspection of matters of archaeological importance on the site in accordance with policies CSEN3 of the South Oxfordshire Core Strategy 2012; policies CON11, CON12 and CON13 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any works to the 'Haybarn', evidence of the successful registration of the site under the bat mitigation class licence, specific to this development, from Natural England, shall be submitted to and approved in writing by the local planning authority.
Reason: To protect the important species on site, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011 , Policy CSB1 of the South Oxfordshire Core Strategy 2012 and paragraphs 170 and 175 of the NPPF
That, prior to the occupation of development, a full foul water drainage scheme shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include details of the size, position and construction of the drainage scheme, all coupled with calculations to evidence this.
Reason: To prevent pollution in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.
Prior to the first occupation of the development hereby approved a turning area and car parking spaces shall be provided within the curtilage of the site so that motor vehicles may enter, turn round and leave in a forward direction and vehicles may park off the highway. The turning area and parking spaces shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles in strict accordance with specification details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The turning area and car parking spaces shall be retained unobstructed except for the parking and manoeuvring of motor vehicles at all times.
Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
The development hereby approved shall be implemented in accordance with all of the ecological mitigation and enhancement measures stated in section 5 and shown on pages 34 and 35 of the supporting Ecology and Protected Species Appraisal (James Johnston Ecology, 21/08/2020, Ref: JJ738.3b).
Reason: To minimise the impacts of development on biodiversity and secure net gains, in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011, Policy CSB1 of the South Oxfordshire Core Strategy 2012 and paragraphs 170 and 175 of the NPPF.
The converted building identified as the 'Haybarn' hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Lollingdon House.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
