Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, DWG014 REV A, DWG015 REV B, DWG011, DWG012, DWG013, DWG016, DWG017, DWG018, DWG019, DWG020, DWG021, DWG022, DWG023, DWG024, DWG025, DWG026, DWG027, DWG001, DWG002, DWG003, DWG004, DWG005, DWG006, DWG007, DWG008, DWG009, DWG010 and BLO-001, except as controlled or modified by conditions of this consent. Prior to the commencement of the development hereby approved photo sample panel and/or supplier specifications for extension to include proposed roof tile, wall finish, timber cladding, roof verge detailing and metal rainwater goods hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the development hereby approved the following details shall be submitted to and approved in writing by the Local Planning Authority. a. Construction drawings at appropriate scale for new dormer window to extension has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. b. Construction drawings at appropriate scale for all new joinery (windows, doors and roof lights and dormer construction) both to the extension and barn. NB. Historic windows to house not being replaced to be retained to safeguard special interest, has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. c. Construction drawing/supplier details for roof build up including appropriate vapour permeable insulation board, appropriate roofing felt and adequate ventilation proposed to historic roof structure inline with Historic England Guidance HEAG070 d. Design/construction details for strengthening/structural works to historic timber frame to create first floor access for extension. e. Design/construction details for underpinning to historic walls of cottage/garden walls. Details and robust justification is to be provided if underpinning is required. Reason: To safeguard the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
