Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, SIP001B and LOC001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All burials in the cemetery shall be: . a minimum of 50 m from a potable groundwater supply source; · a minimum of 30 m from a water course or spring; · a minimum of 10 m distance from field drains; and · not in standing water and the base of the grave must be above the local water table. Reason: To protect the quality of controlled waters in the local area in accordance with paragraph 170 of the National Planning Policy Framework.

The new stone walling and railings should match the construction of the existing in respect of the design, materials and height. Reason: To ensure the setting of the listed building is preserved in accordance with policies ENV6 of the South Oxfordshire Local Plan 2034.
